Commercial Painters Are Different from Residential Painters

Remodeling any interior or exterior space can be a difficult task. An affordable way to upgrade these areas is to paint them. However, the process is different when you factor in the requirements of residential and commercial properties. Commercial and residential painters provide the same type of service or work, but there are differences in how the projects are handled.

Commercial painting and residential painting may be all that not different at first glance. But there are important distinctions, especially in terms of services supplied.

1. Size wise

Residential painting is typically commonly within single-family houses, with projects aimed at improving both the interiors and exteriors. This can include but is not limited to ceilings, borders, external siding, decks, and walls.
On the other hand, commercial painting is designated for larger structures that are more sophisticated than residential projects like:

  • Retail buildings
  • Healthcare facilities
  • Schools
  • Office buildings
  • Restaurants
  • Churches
  • Apartment buildings
  • Condos
  • Hotels
  • Government and industrial projects

2. Material used

Residential painting exclusively focuses on smaller residential projects. For this reason, the materials and equipment they use are very similar to paint supplies you can purchase on your own. Materials such as paintbrushes, rollers, painting trays, step ladders, drop cloths, and cleaning materials are typical of what a home painter will use for residential jobs.

The types of paint used for home projects come in different colors and could match the architecture of the house and surrounding residences. There are different types of paint used for home projects. Paints can be classified according to their base: oil-based paints, water-based paints, or latex-based paints.

Then there are the various types of sheen or the glossiness of the paint finish.

Paint sheens range from glossy to flat. Glossy paints are shiny and reflect light. Flat paints show more light which helps hide the shine on the interior walls. The types of paint sheens include:

  • Flat
  • Eggshell
  • Matte
  • Satin
  • Semi-Gloss
  • Gloss

3. Project management

Greater emphasis is placed on production and efficiency in commercial painting. Depending on the project, delays will be costly for the painting company. Large-scale works often involve other disciplines working together.

Commercial property owners expect everyone involved to manage their time and resources to meet the deadlines and stick to the budget. Thus, project management is more important for commercial and industrial painting projects. Residential companies, on the other hand, tend to have a more relaxed approach to painter project management. Their focus is to please the resident owner by paying attention to all the details and will be also linked to the amount of painters involved.

4. Experienced painters

Residential painters have a lot of experience in dealing with the residential owners to know exactly which type of paint is required. They have the knowledge to guide residential owners in choosing the right colours for the exterior or interior surfaces. The painters are also more careful in protecting your furniture and flooring while the painting work is carried out.

Commercial painting requires greater skill and totally safe conditions. Depending on how high a commercial building is or where it is located, painters should have more experience and project management when painting these types of commercial buildings. Commercial painting can never be a DIY project as is the case with smaller residential painting projects. For commercial buildings, appearances are a very important aspect of business branding and marketing.

5. Scheduling and Work Hours

Residential painting contractors often work from Monday to Friday. Highly-trained and experienced painters can quickly finish residential projects. They are usually made up of a small number of painters employed by a small business owner who services a specific area.

Commercial painting works on a more demanding timetable and must adjust to the specific needs and budget of a company. While there are more painters available to complete the less challenging residential projects, the commercial property owner needs to plan their projects to a tight schedule because it can affect the business and/or other tenants.
